In a food business, the paperwork is half the service
A pest problem in a commercial kitchen is a trading problem before it is a pest problem. An environmental health officer or an auditor is not only asking whether you have pests — they are asking whether you can demonstrate a documented, monitored programme with a service history, a site plan and evidence that findings were acted on.
So our commercial work is built around producing that evidence. Numbered, keyed stations on a site map, a service record for every visit, findings logged with recommendations, and a folder that stands up when someone asks for it — as well as the treatment itself, carried out around your trading hours rather than through them.
The documentation an inspection actually wants to see
Most operators sell you a service. This is the list of what you should be handed at the end of it.
| Document | What it shows | When it is asked for | We provide it |
|---|---|---|---|
| Site plan | Numbered station and monitor locations across the premises | Every audit and most EHO visits | Yes, updated when the layout changes. |
| Service report | Date, technician, licence, what was found, what was done | Every visit | Yes, per visit, kept on site and emailed. |
| Trend record | Activity over time, so a rising problem is visible | Higher-level audits | Yes, reviewed at each visit. |
| Corrective actions | Building and hygiene defects reported to you, and the response | This is the one businesses most often fail on | Yes — recommendations are written down, not mentioned verbally. |
| Licences and insurance | Technician licence and public liability currency | Onboarding and audits | Yes, supplied up front. |
| Product records | What was used, where, and the safety data | Food premises audits | Yes, with SDS on request. |
The pests an audit will ask you about
Every one of these is a finding in a food-premises audit. The programme is built to show you were monitoring for them, not just reacting.

The premises we work in
Different environments, same documentation standard.
Food and hospitality
- Restaurants, cafés and bars
- Commercial and production kitchens
- Bakeries, butchers and food manufacturing
- Supermarkets, grocers and bottle shops
- Hotels, motels and short-stay accommodation
- Function venues and catering premises
Other commercial
- Warehouses, logistics and cold storage
- Childcare centres and schools
- Aged care and medical facilities
- Offices, retail and shopping centres
- Gyms, salons and studios
- Strata buildings and owners corporations
Treatments are scheduled before opening, after close or overnight. A pest programme should never cost you a service period.
A rodent sighting in service or a cockroach seen by a customer is not a next-week job. We answer at any hour.
For owners corporations the value is a report naming the entry points and the common-property defects behind them, which is what the committee needs to approve the repair.
Where commercial programmes usually fail
Rarely on the treatment. Almost always on everything around it.
A treatment with no records is a failed audit waiting
Businesses lose points not because pests were found but because they cannot demonstrate a monitored programme — no site plan, gaps in the service history, recommendations that were made verbally and never written down.
Every visit we do produces a written record, and every recommendation is documented so there is evidence of what was raised and when. That is the part that protects you.
We will name the building defect, not just spray around it
Most persistent commercial pest problems trace to something physical — a gap under a delivery door, a broken floor waste, a grease trap seal, a cool room gasket, or waste storage too close to the building.
Chemical treatment around an uncorrected defect is a permanent expense. We write the defect down and keep raising it, because that is what actually ends the problem and what an auditor expects to see.
Monthly is not automatically right
Some premises genuinely need monthly service; plenty do not, and are sold it anyway. A low-risk office or retail tenancy may be well served quarterly.
We set frequency from risk — what you handle, your layout, your history and your audit requirements — and we are happy to reduce it when the record supports that.
How a commercial programme is set up
Built once, then maintained.
Site survey
A full survey of the premises including back of house, waste areas, cool rooms, voids and the external perimeter, with a risk assessment.
Programme design
Station and monitor locations mapped and numbered, service frequency set from risk, and the documentation set agreed.
Scheduled service
Visits carried out outside trading hours, each producing a written service report and updated trend record.
Review and escalation
Trends reviewed at each visit, defects raised in writing, and same-day emergency attendance whenever you need it.
What a commercial programme costs
Commercial work is quoted after a site survey, because floor area, premises type and audit requirements change it substantially. The figures below are starting points and every one is a from price.
Small premises
Café, salon, small retail or office — initial treatment and documented programme set-up.
Food premises programme
Restaurant, kitchen or food handling premises with scheduled visits, station map and full audit documentation.
Warehouse and multi-site
Large floor areas, logistics, cold storage and multi-site operators, quoted per site after survey.
Clear written quotes. We beat any written quote by 5%. Commercial, strata and end-of-lease jobs are quoted on inspection.
Between-visit callouts included
Programme clients get same-day attendance for a live problem between scheduled visits at no additional charge, 24 hours a day. What we cannot warrant is a defect that has been reported and not repaired — if we have written up a gap under a door three times, the fix is a door sweep, not another treatment.
What a pest problem costs a business
The treatment is almost never the expensive part.
Closure
An EHO can suspend trading over a live infestation. A day closed costs far more than a year of programme.
Reputation
One photograph from one customer is permanent and public, and no amount of treatment undoes it.
Audit failure
Losing certification affects supply contracts and insurance, not just the wall certificate.
Stock loss
In food manufacturing, storage and hospitality, contaminated stock is written off in bulk.
Commercial Pest Control questions we get asked
If yours is not here, call 0435 073 966 — we will answer it on the phone without booking you in first.
Call 0435 073 966How much does commercial pest control cost in Melbourne?
Small premises such as a café, salon or office start from $349, food premises programmes from $590, and warehouse or multi-site work from $890 per site. Commercial work is quoted after a site survey because floor area, premises type and audit requirements change it substantially.
Do you provide documentation for audits?
Yes, and it is the core of the service. You get a numbered site plan, a written service report for every visit, a trend record, documented corrective actions, technician licence and insurance details, and product records with safety data sheets on request.
Can you work outside our trading hours?
Yes — before opening, after close or overnight. A pest programme should never cost you a service period, and for food premises it usually cannot be done during service anyway.
How often will you visit?
It depends on risk — what you handle, your layout, your history and your audit requirements. Some premises genuinely need monthly; a low-risk office or retail tenancy is often well served quarterly. We set frequency from risk and will reduce it when the record supports that.
What happens if we get a problem between visits?
Programme clients get same-day attendance at no additional charge, 24 hours a day. A rodent seen in service or a cockroach seen by a customer is not a next-week job.
Do you work with HACCP and food safety programmes?
Yes. The documentation set is designed to slot into a food safety program — site plan, service history, trend data and corrective actions — and we are used to being audited alongside our clients.
We keep getting the same problem. Why?
Almost always a physical defect — a gap under a delivery door, a broken floor waste, a grease trap seal, a cool room gasket, or waste stored too close to the building. We write the defect down and keep raising it, because chemical treatment around an uncorrected defect is a permanent expense.
Do you cover strata and owners corporations?
Yes. For strata the valuable part is usually the report naming the entry points and the common-property defects behind them, which is what a committee needs to approve the repair and apportion the cost.
Are your technicians licensed and insured?
Yes — Victorian pest control licences and public liability insurance, with currency documentation supplied up front as part of onboarding.
