Only about one in twenty fleas is on the animal
The rest — eggs, larvae and pupae — are in the carpet, the floorboard gaps, the pet bedding and the soil under the deck. That is the entire reason treating the pet does not fix the house, and why a flea problem seems to explode a week after you thought you had dealt with it.
The pupal stage is the difficult one. A flea inside its cocoon is effectively armoured against insecticide and can wait months, emerging in response to vibration, warmth and carbon dioxide — which is to say, in response to someone walking into the room. That is why a house that has been empty over a holiday can produce a cloud of fleas the moment the family comes home.
What to expect, honestly
Flea treatment has one predictable surprise in it.
You will still see fleas for up to two weeks
This is normal and it is not a failed treatment. Pupae in the carpet are protected from insecticide and emerge over the following days — straight onto a treated surface, where they die.
The single most useful thing you can do is vacuum daily for two weeks. The vibration triggers emergence, which brings them out into the treatment, and the vacuum removes eggs and larvae. Empty the vacuum outside each time.
We do the house, your vet does the animal
Our treatment handles the 95% living in the carpet, bedding and soil. If the animal is not treated at the same time it simply re-seeds the house.
We are not a vet and we will not sell you an animal product. Get a current veterinary flea treatment onto the pet on the same day we treat the property, and the two halves work.
You may need this even with no fleas at all
Most Victorian residential leases require a professional flea treatment at the end of tenancy where pets have been kept, regardless of whether there was ever a flea. Agents ask for a receipt, not an inspection.
We provide a written treatment record with the property address, date, products used and technician details — which is what property managers actually want to see.
Why fleas come back a week after you thought they were gone
Almost every frustrating flea story is explained by one stage of the life cycle. These are the numbers behind it.
The adults you can see are roughly five per cent of the population. The other ninety-five per cent are eggs, larvae and pupae in carpet pile, floorboard gaps, pet bedding and shaded soil outside. Treat only the pet and you have treated the smallest part of the problem.
A female lays up to fifty eggs a day, and they are smooth and non-sticky by design — they drop off wherever the animal walks, sleeps or sits. That is why the heaviest concentrations are exactly where your pet rests, and why we treat those spots hardest.
Flea larvae feed on dried blood passed by the adults — the black specks in your pet’s coat. They avoid light and burrow down into carpet pile and cracks, which is why vacuuming lifts far more of them than surface spraying, and why we ask you to vacuum before we arrive.
Inside its cocoon a pre-emerged flea is effectively immune to insecticide and can wait months for a host. Nothing on the market reliably kills this stage. Any honest treatment plan works around it rather than claiming to kill it.
Pupae hatch in response to a footstep, warmth and exhaled breath — the signals that a host has arrived. This is the whole explanation for the family walking into a holiday house and being swarmed: an empty property lets pupae accumulate, and everyone arrives at once.
It is not housekeeping advice. The vibration triggers the protected pupae to emerge onto treated surfaces where they die, and the vacuum physically removes eggs and larvae. Skipping it is the single most common reason a good flea treatment appears to fail.
How to be sure it is fleas
The bite pattern and the location tell you most of it.
On people and pets
- Bites concentrated around the ankles and lower legs
- Small, intensely itchy red spots, often in twos and threes
- A pet scratching, biting at its base of tail or losing hair there
- Black gritty specks in the pet’s coat that turn red-brown on wet paper
- Bites starting after a holiday, or after moving into a new place
- One household member being bitten far more than the others
In the house
- Small dark insects jumping from carpet when you walk across it
- Activity worst in carpeted bedrooms and near pet bedding
- Fleas appearing in a room that has been closed up for a while
- Larvae — tiny pale worms — in carpet pile or floorboard gaps
- Concentration around the sunny spot the dog or cat sleeps in
- Fleas outdoors under decking, in mulch and in shaded soil
Roughly 95% of a flea population is eggs, larvae and pupae in the environment. Treating only the animal leaves the reservoir intact.
Pupae are armoured against insecticide and wait for vibration and warmth. Expect some emergence after treatment — vacuuming daily is what triggers and removes them.
An empty property lets pupae accumulate. When people return, the whole cohort emerges at once. This is exactly why end-of-lease treatment exists.
Flea or bed bug — check before you book
If the bites are around your ankles and there is an animal in the house, it is fleas. If they appear in a line on skin that was exposed in bed, it is not.
Our four-step flea treatment
Inside, bedding and outside — all three, or it comes back.
Preparation
You vacuum thoroughly and wash pet bedding hot before we arrive, and we tell you exactly what to clear.
Interior treatment
Carpets, rugs, floorboard gaps, skirtings and furnished areas treated with a residual plus an insect growth regulator.
Pet areas and exterior
Pet bedding areas, under decking, shaded soil and mulch — the outdoor reservoir most treatments ignore.
Aftercare
Daily vacuuming for two weeks to trigger and remove emerging pupae, and a written treatment record for your agent if you need one.
What flea treatment costs
Every price is a from price — the figure depends on the size of the property, how much carpet there is and whether outdoor areas need treating. You get it in writing before we start.
End of lease treatment
Standard treatment with a written record and receipt for your agent. The most common request we get.
Full home treatment
Interior, pet bedding areas and external harbourage, with growth regulator to break the life cycle.
Large or heavy infestation
Larger homes, heavy infestations or properties needing a follow-up visit.
Clear written quotes. We beat any written quote by 5%. Commercial, strata and end-of-lease jobs are quoted on inspection.
Free re-treatment inside the warranty period
If the pest comes back inside the warranty period on a treated property, we return and re-treat at no charge. The warranty follows the treatment, not the visit — an inspection on its own cannot be warranted, and we would rather say that plainly than sell you a guarantee that quietly excludes you.
Why fleas are worth dealing with properly
Beyond the itching.
They multiply fast
A single female lays up to fifty eggs a day. A small problem becomes a large one within a fortnight.
Pet health
Flea allergy dermatitis is common and miserable, and heavy infestations cause anaemia in kittens and puppies.
Tapeworm
Fleas transmit tapeworm to pets and, occasionally, to children who swallow an infected flea.
Bond and lease
Without the treatment receipt, a Victorian agent can withhold bond at the end of a tenancy where pets were kept.

Call 0435 073 966How much does flea treatment cost in Melbourne?
An end of lease treatment with a receipt for your agent starts from $159, a full home treatment from $199, and larger or heavier infestations from $279. The figure depends on property size and how much carpet there is, and you get it in writing first.
Do I need a flea treatment for my end of lease?
Usually yes, if pets have been kept at the property — most Victorian residential leases require a professional flea treatment at the end of tenancy regardless of whether there were ever fleas. Agents want a receipt and treatment record, which we provide as standard.
Why am I still seeing fleas after the treatment?
Because pupae are armoured against insecticide and emerge over the following one to two weeks — onto a treated surface, where they die. This is normal. Vacuum daily for two weeks: the vibration triggers emergence and the vacuum removes eggs and larvae. Empty the vacuum outside each time.
Do you treat my pet as well?
No — we treat the property and your vet treats the animal. About 95% of a flea population is eggs, larvae and pupae in carpet, bedding and soil, which is our half. If the pet is not treated on the same day it will simply re-seed the house.
What do I need to do before you come?
Vacuum thoroughly, wash pet bedding on hot, and clear the floor so we can reach skirtings, under beds and along floorboard gaps. Have somewhere for pets to be during the treatment and until surfaces are dry.
Is it safe for children and pets?
Yes, once the treatment has dried, which is usually a couple of hours. Fish tanks should be covered and pumps turned off during treatment — tell us where they are. Let us know about birds, chickens or reptiles too.
Why did fleas appear when we got back from holidays?
Pupae accumulate in an empty house and emerge in response to vibration, warmth and carbon dioxide — in other words, to people returning. The whole cohort can come out at once. It is one of the most common calls we get in January.
I don’t have pets. Why do I have fleas?
Fleas come in on possums and rodents in the roof or subfloor, from a previous tenant’s animal, or from a neighbouring property. If there is no pet in the house we will check for wildlife access as part of the visit, because that is usually the source.
Do you provide a receipt for the real estate agent?
Yes — a written treatment record showing the property address, date, products used and technician details. That is what property managers ask for and it is included with an end of lease treatment.
