Priced per room, because that is how bed bugs live
Bed bugs do not spread evenly through a house. They harbour within a couple of metres of where someone sleeps — in the mattress seam and label, the bed frame joints, the bedhead, the skirting behind the bed, and the seams of a nearby chair. That is why the industry prices this per room rather than per property, and why an honest quote asks how many rooms rather than how big the house is.
It also means the inspection matters. Treating the mattress and ignoring the bedhead and skirting is the single most common reason a treatment fails, and it is why we go through the whole room including furniture, power point surrounds and carpet edges before anything is applied.
The two methods, honestly compared

Bed bug or flea — they are treated completely differently
The two get confused constantly, and the treatments have almost nothing in common. Bed bugs bite where you lie and live within two metres of the bed; fleas bite ankles and come with an animal.
How to be sure it is bed bugs
Plenty of things bite at night. These are the ones that mean bed bugs.
On you
- Bites in a line or a small cluster, usually on arms, shoulders or legs
- Bites appearing overnight that were not there when you went to bed
- Itching that starts a day or two after the bite, not immediately
- Bites only when sleeping in one particular bed or room
- One person in the bed reacting and the other not — reactions vary widely
- Welts that keep appearing despite washing all the bedding
In the room
- Small dark spots like biro dots along the mattress seam or label
- Rusty smears on the sheet where a fed bug has been crushed
- Pale shed skins in the bed frame joints or under the bedhead
- Live insects, flat and apple-pip sized, in a seam or screw hole
- Dark speckling on the skirting or the wall behind the bedhead
- A sweet, musty smell in a heavily infested room
Bed bugs stay close to the host. Mattress seams, frame joints, the bedhead, the skirting behind the bed and any chair beside it are the whole picture.
Luggage, hotel stays, second-hand beds and moving boxes. It has nothing to do with cleanliness, and we would rather say so plainly.
No chemical reaches an egg inside its shell. A second treatment ten to fourteen days later kills what has hatched since — which is why it is in our price.
What we will tell you before you book
Bed bug treatment fails for predictable reasons. All of them are avoidable.
One chemical treatment will not do it
No insecticide reliably kills bed bug eggs inside the shell. The first treatment clears adults and nymphs; the eggs hatch over the following one to two weeks and the population rebuilds unless a second treatment catches them.
Our chemical price includes the follow-up. If you are quoted a cheap single visit elsewhere, ask whether the second one is included — that is usually where the price difference lives.
The treatment is about half the job
Bedding and affected clothing needs washing hot and tumble drying hot — the dryer does more than the wash. Clutter around the bed has to be cleared so every harbourage can be reached, and bagged items should stay sealed until the job is finished.
We give you a written preparation list when you book. Where preparation has not been done we may have to reschedule, because a treatment that cannot reach the harbourage is money wasted.
This has nothing to do with how clean your home is
Bed bugs arrive in luggage, on second-hand furniture, in moving boxes and through shared walls in apartments. Five-star hotels get them. The embarrassment people feel about this is the main reason infestations get large before anyone calls.
We attend discreetly, in unmarked vehicles if you ask, and we will not discuss the job with anyone else at the property.
Moving rooms spreads them
The instinct is to sleep on the couch or in the spare room. That is how a one-room problem becomes a three-room problem, because the bugs follow the host and you carry them there.
Keep sleeping in the same bed until we have treated. It is unpleasant advice and it is the right advice.

Inspection
Room by room, we check mattress seams, frame joints, bedheads, skirtings, furniture and carpet edges to map the harbourage and confirm how many rooms are affected.
Preparation
You get a written preparation list — hot washing, hot drying, clearing clutter and bagging items — so every harbourage can be reached on the day.
Treatment
Residual insecticide plus an insect growth regulator into every harbourage, or a full heat treatment where you have chosen that.
Follow-up
For chemical treatments we return ten to fourteen days later to kill what has hatched from surviving eggs, and confirm the room is clear.

Warranted, provided the preparation was done
Chemical treatments include the follow-up visit as standard, and if bed bugs are still active after it we return at no charge. The warranty assumes the preparation list was completed and that no untreated second-hand furniture has been brought in since — those are the two things that reliably undo a good treatment.

Why is it priced per room and not per house?
Because bed bugs harbour within about two metres of where someone sleeps. An infestation in one bedroom does not mean the whole house is affected, and treatment intensity per room is high. Quoting per property would overcharge most people and undercharge the rest.
Will one treatment be enough?
Not with chemical. No insecticide reliably kills eggs inside the shell, so a second treatment ten to fourteen days later is needed to catch what has hatched. That visit is included in our price. Heat treatment kills all life stages including eggs in a single pass, which is why it costs more.
What is the difference between heat and chemical?
Heat raises the room to 55–60°C and holds it, killing every life stage including eggs in one visit, with no possibility of resistance. Chemical uses a residual insecticide plus a growth regulator and needs two visits. Heat is faster and more certain; chemical is cheaper.
Does having bed bugs mean my house is dirty?

Do I have to throw out my mattress?
Usually not. Mattresses can normally be treated and, where you want extra certainty, encased. Furniture is only discarded when an infestation has been left long enough to make treatment impractical — another reason not to wait.
Can you come discreetly?
Yes. We can attend in an unmarked vehicle and we will not discuss the job with anyone else at the property. This matters to a lot of our bed bug customers and we take it seriously.
How do I know it is bed bugs and not fleas or mosquitoes?
Bed bug bites usually appear in a line or small cluster, overnight, on skin that was exposed in bed, and itching often starts a day or two later. The confirmation is in the room: dark biro-dot spotting along mattress seams, rusty smears on sheets, pale shed skins in frame joints. Fleas bite mostly around ankles and come with a pet.
