What your agent actually wants is a receipt
Nearly every end-of-lease pest call is really a paperwork problem. The agent is not asking for an inspection or an opinion — they want documentary evidence that a professional flea treatment was carried out at that address, and without it they can hold up the bond.
So the deliverable here is the treatment plus a written record showing the property address, the date, the products used and the technician’s details. We can usually get it done the same day and email the receipt while we are still at the property, which matters when a final inspection is tomorrow morning.
Is end-of-lease pest control actually compulsory?
Honestly: it depends, and most operators imply otherwise. Here is the accurate picture — but check your own lease, and if in doubt just get the treatment, because it costs far less than a bond dispute.
| Situation | Usually required? | Why | What to do |
|---|---|---|---|
| Pets kept at the property | Almost always | Standard Victorian lease clauses require professional flea treatment where animals were kept | Get the treatment and the receipt. This is the common case. |
| Pets kept outside only, or briefly | Usually still yes | Most lease wording covers animals on the premises, not animals indoors | Check the clause — most people in this position still need it. |
| No pets, no infestation | Usually not | There is no blanket statutory requirement in Victoria | Check your lease and condition report before paying for anything. |
| Infestation caused during tenancy | Yes | Renters must return the property in the same condition, fair wear and tear excepted — Residential Tenancies Act 1997 | Treat it, and keep the record. |
| Pre-existing at move-in | Landlord’s responsibility | If the condition report recorded it, it was not caused by you | Point the agent at the entry condition report. |
Two honest notes on this service
Including one that may save you the money entirely.
No pets and no infestation? Check the lease first
There is no blanket Victorian law requiring end-of-lease pest control. The obligation comes from your lease and from the Residential Tenancies Act requirement to return the property in the same condition, fair wear and tear excepted.
If no animals were kept and there was no infestation you caused, you may not need this at all. Read the clause. We would rather tell you that than take $159 for something the lease never asked for.
We do not promise your bond back, and nobody can
You will see ‘bond back guarantee’ all over this industry. No pest controller can guarantee that — bond decisions depend on cleaning, damage, arrears and the condition report, none of which we touch.
What we can guarantee is a compliant treatment and documentation that satisfies the pest control clause. If your agent rejects our paperwork for any reason, tell us and we will deal with them directly.
What a vacate treatment actually covers
Flea treatment is the part almost every Victorian lease requires where pets were kept. The rest is only needed if your lease or condition report calls for it — read the clause before you pay for more than you need.

What we are usually asked for
The requests come in a fairly predictable set.
Typical requests
- Flea treatment because a dog or cat lived there
- A receipt to send the property manager before final inspection
- Treatment booked between the bond clean and the inspection
- General treatment as well, where the lease asks for it
- Same-day or weekend attendance because the inspection is Monday
- Treatment for a property the tenant has already vacated
What we provide
- A written treatment record with the full property address
- Date and time of treatment
- Products used, with safety data available
- Technician name and Victorian licence details
- An emailed PDF you can forward straight to the agent
- A second copy sent directly to the agent if you prefer
A bond clean after the treatment removes it. Book the pest treatment last, once carpets are cleaned and the property is empty.
An empty property lets flea pupae accumulate and emerge in a wave when someone walks in. That is exactly why this requirement exists.
Book at least a day or two before the inspection so the paperwork is with the agent in time, not racing it.
How it works
Usually one visit and an email.
Book it after the clean
Schedule the treatment once carpets are cleaned and the property is empty, so nothing undoes it.
Treatment
Flea treatment through the property including carpets, floorboard gaps, skirtings and pet areas, plus general treatment where the lease requires it.
Documentation
A written treatment record with address, date, products and technician details, emailed to you the same day.
Agent liaison
If your property manager queries anything, tell us and we will talk to them directly rather than leaving you in the middle.
What end of lease treatment costs
Every price is a from price and depends on property size. You get the figure in writing before we start, and the treatment record is included at no extra cost.
Flea treatment and receipt
The standard requirement where pets were kept — treatment plus the written record for your agent.
Flea and general treatment
Where the lease asks for general pest treatment as well as flea — covers spiders, cockroaches, ants and silverfish.
Large home or added services
Larger properties, or where rodent or other treatment is also required by the lease.
Clear written quotes. We beat any written quote by 5%. Commercial, strata and end-of-lease jobs are quoted on inspection.
Documentation your agent will accept
You get a written treatment record with the property address, date, products used and technician licence details, emailed the same day. If your property manager queries it, tell us and we will deal with them directly. What we will not do is promise a bond back — that depends on cleaning, damage and arrears, none of which are ours.
What goes wrong with end-of-lease pest control
All of it is avoidable with a day’s notice.
Bond held
Without a treatment record where the lease required one, an agent can delay or deduct from the bond.
Wrong order
A bond clean carried out after the pest treatment removes it, and the treatment has to be repeated.
Left too late
Booking the morning of the final inspection leaves no room if the agent wants the paperwork in advance.
Paying unnecessarily
Plenty of renters pay for this when no pets were kept and the lease never required it. Read the clause.
End of Lease Pest Control questions we get asked
If yours is not here, call 0435 073 966 — we will answer it on the phone without booking you in first.
Call 0435 073 966How much does end of lease pest control cost in Melbourne?
Flea treatment with the receipt for your agent starts from $159, flea plus general treatment from $229, and larger homes or additional services from $289. The treatment record is included at no extra cost and you get the price in writing first.
Is end of lease pest control legally required in Victoria?
There is no blanket law requiring it. The obligation comes from your lease and from the Residential Tenancies Act 1997 requirement to return the property in the same condition, fair wear and tear excepted. Where pets were kept, standard Victorian lease clauses almost always require a professional flea treatment. Where no animals were kept and you caused no infestation, you may not need it at all — check the clause first.
What paperwork do I get?
A written treatment record showing the full property address, the date, the products used and the technician’s name and Victorian licence details, emailed to you the same day as a PDF. We can send a copy directly to your agent as well if you prefer.
Can you do it same day?
Usually yes, including weekends, and we can email the receipt while still at the property. Try to give us a day or two before the final inspection so the paperwork is with the agent in time rather than racing it.
Should I book pest control before or after the bond clean?
After. A bond clean carried out afterwards removes the treatment, and you would have to pay for it twice. Book the pest treatment last, once carpets are cleaned and the property is empty.
Do you guarantee I will get my bond back?
No, and be cautious of anyone who does. Bond decisions depend on cleaning, damage, arrears and the condition report — none of which a pest controller touches. What we guarantee is a compliant treatment and documentation that satisfies the pest control clause, and we will talk to your agent directly if they query it.
My pet only lived outside. Do I still need it?
Usually yes. Most Victorian lease wording covers animals kept on the premises rather than animals kept indoors, so an outdoor dog generally still triggers the clause. Check your specific wording — and note that fleas in yard soil and under decking are real, which is part of why the clause is written that way.
The property already had fleas when I moved in.
Then it is likely the landlord’s responsibility, provided the entry condition report records it. Point your agent at the condition report. We can still treat and document it if you would rather resolve it quickly.
Do you treat properties that are already empty?
Yes, and an empty property is actually the easier job — full access, no furniture to work around. Just arrange access for us and we will send the paperwork straight through.
